Roofing is a water-management system.
The covering gets most of the attention, but roofs fail at junctions just as often as they fail in open areas. Chimney flashings have to return water onto tiles or slate. Valleys concentrate rainfall from two slopes. Fascias support the gutter line. Soffits can form part of the eaves ventilation. Flat-roof outlets need a clear fall and enough capacity. Repair first when repair makes sense.
Age by itself does not condemn a roof. Historic England explicitly encourages investigation of repairable defects on older roofs before wholesale replacement, and the same principle is sensible on ordinary homes. One failed flashing, a handful of slipped slates or a local flat-roof puncture can be repaired when the material around it remains serviceable.
Replacement becomes more logical when the failures are no longer isolated: repeated leaks in different areas, widespread fixing problems, defective deck or battens, brittle membranes, large sections of failed underlay or several major roof details reaching the end of life together. UK roofing rules depend on the work, not just the word “roof”.
