Start with the question you need answered
An inspection is most useful when its purpose is clear. You may need to understand a recurring leak, check visible storm damage, prepare for winter or compare a repair with replacement. Tell us what has changed, what has already been repaired and what decision you need to make.
AP Roofing discusses the scope before the visit. The access and roof construction affect what can be inspected. A ground-level view, a close roof inspection and an investigation beneath coverings are different levels of work, so ask which is proposed and what limitations remain.
What a roof condition check can cover
Depending on access and the agreed scope, the assessment can consider coverings, ridge and hip lines, verges, valleys, flashing, chimneys, gutters and rooflight junctions. On a flat roof, relevant details include the membrane, perimeter, outlets and visible condition around penetrations.
If the roof space can be inspected safely, observations there may help connect an outside defect with the symptom indoors. We also consider whether moisture could have another source. No inspection should imply that concealed components were checked when they were not accessible.
Ask for priorities, not just a list
A useful outcome separates urgent concerns from planned repairs and routine maintenance. It should explain the observed defects, the suggested next step and whether further access or investigation is needed. Photographs can help make the findings understandable.
If the recommendation is reroofing, ask why a smaller repair is unsuitable. If maintenance is enough, the proposal should say so. The replacement roof quote guide explains how to compare more extensive work once the condition is understood.
Winter checks and post-storm checks have different triggers
A planned winter visit gives time to discuss existing concerns and organise maintenance. A fresh leak, missing materials or visible movement after a storm changes the priority. Mention current hazards when contacting us rather than booking it as a routine seasonal check.
For active water entry, start with roof leak repairs. For displaced materials after wind, see storm damage repairs. Actual access and conditions govern what can be done on the day.
Know what is included before booking
Ask whether the proposed visit is a quotation assessment, a paid investigation or a written report, and whether scaffold access or opening up would require a separate agreement. A free estimate for repair work is not automatically a free specialist survey or insurance report.
We work across Crawley and the surrounding area. Send the postcode, roof type, photographs from safe positions and the main question you need answered. That helps us discuss a sensible visit and a clear next step.
Your questions
Is a roof estimate the same as a building survey?
No. Agree the inspection scope and any written report separately. Specialist structural, valuation or whole-building surveys may require other professionals.
Can you see every hidden defect?
No. Concealed materials and access limitations must be recorded. Further investigation may be needed.
Do I need an inspection after every shower?
No. A new leak, displaced material or another change is a useful trigger. Routine maintenance should suit the individual roof and its surroundings.
